Market feasibility study on a given property

The purpose of SLP 3 is to help you perform a market feasibility study on a given property. For SLP 3, assume you are a real estate investor looking to
purchase a single family rent house in the area you identified in SLP 1.
Using the reference resources below, as well as others you innovatively find on your own, locate a property you wish to purchase as a single family rent house
to add to your real estate portfolio.

To help you know more about properties you are researching, you will want to refer to the website below. It is a GREAT resource for screening properties of
potential interest.

SLP 3 Question 1) Provide the city and address of the property you selected. What is the asking price of the house? Are there any special terms or conditions
given as a part of the asking price? If, so, what are they?
Please do NOT use or cite Zillow or Trulia as sources in answering this or any other SLP question. These sources are not deemed reliable.

SLP 3 Question 2) In a brief paragraph, summarize why you selected this property as a potential rent house. Address the issues of Price/Value. That is, what
is the asking price of this home relative to the value of other homes in the nieghborhood? Give me specific examples of at least two other homes in the
neighborhood that are for sale. Compare them in terms of asking price or tax-appraised value, square footage of the home (see dallascad link below for this
information), and any other factors you deem relevant.

SLP 3 Question 3) What you believe to be the Rental Value of the home? Give me specific examples of at least two other homes in the neighborhood that are
for rent. Compare them in terms of what they are asking for rent, square footage of the home, and any other factors you deem relevant.

SLP 3 Question 4) (Optional) If you would like to exercise some additional initiative, go "windshield" the property. That's a term we use when we drive by to
check out the house and neighborhood. Don't disturb anybody, because this is just "pretend" and we don't want to bug people unnecessarily. This is NOT
REQUIRED and you will not receive extra credit for doing it, because I don't want people to feel they have to go out driving around "because my prof. told me
too". This exercise would be purely for your edification in learning.
